Water dripping down the wall under the indoor unit is alarming but almost never a refrigerant problem. Cooling produces condensation, and that condensation has to get out — when it cannot, it comes over the edge of the tray instead.
• A blocked condensate drain: dust, biofilm or insects in the small pipe • A drain line with the wrong fall, or one that has sagged over time • A frozen coil melting all at once — usually a dirty filter or low refrigerant • A condensate pump that has failed on units without a gravity drain • A unit fitted slightly out of level so the tray drains the wrong way
Switch the unit off and place a container or towel underneath. Running it while it leaks risks damaging the wall, the flooring and anything electrical below. Switching to fan-only mode stops the condensation forming while you wait for us.
The tray and drain are cleared and flushed, the fall of the drain line is checked and corrected, the tray is disinfected to slow biofilm regrowth, and the filters and coil are cleaned. If a pump is fitted, it is tested under real load rather than by ear. Where a frozen coil was the cause, we also check airflow and refrigerant charge — otherwise the leak returns as soon as the weather warms up.
Condensate drains block gradually, which is why an annual service before the cooling season prevents nearly all of these call-outs. Cleaning the filters yourself every few weeks in summer is the other half of the answer.
